PRELIMINARY

Our first meeting is a chance to discuss your goals, review the site, and talk through budget, timeline, and expectations. We’ll answer early questions and outline what the process looks like, setting the stage for a thoughtful collaboration.

PRE-DESIGN

We begin by gathering information: a legal survey, site analysis, and research into zoning and code requirements. This phase defines the project's potential and constrains before any design work begins.

concept. We work closely with you to test

SCHEMATIC DESIGN

We refine the approved concept with greater detail, coordinating with consultants and developing drawings that clarify materials, systems, and structure. The design becomes more resolved and ready for documentation.

PROJECT BUDGET
& FEES

A clear understanding of budget is essential early in the process. For custom residential projects, we typically see construction costs starting around $450 per square foot, with costs increasing based on factors like site conditions, design complexity, material choices, and finish level.

Architectural fees generally range between 5% to 15% of construction costs, depending on the scope of services—such as full construction administration, interior or landscape coordination, and architectural detailing. This might include a deeper level of design involvement in the selection and refinement of key finishes and features throughout the home. We’re happy to tailor our services to align with your needs and budget while maintaining the integrity of the design.
